Let me go straight to my concern. I'm currently thinking to call this planning permission Middlesbrough expert to help me out since I'm about to get some things done on the new property I bought. Some of the build works require permission from the local community, which is an area that I'm not really familiar of. So aside from relying on the help of the professional I'm hiring, is there anything that I should do on my behalf? You know, just to further ensure that I'll get the approval that I need within the timeframe I want.

Hi and welcome.

Your best bet is to phone the council's local planning office. Then ask for "some professional advice." They'll love that.

It's not a game, they have the "winning hand." But they are not looking for work, they'll tell you what you can do and what you can't.
